"The holiday let was very clean and well maintained."
The owner was very welcoming, friendly and helpful. The property is located in an excellent rural location with many major locations a short drive away. The big disappointment for us was that we could only stay for a few days instead of the planned ten day holiday because our elderly dog being looked after by a family member fell ill. But we will try to return to when we are in a position to do so. Can thoroughly recommend this holiday let.

"The Annexe was just the place for us!"
A good location. Easy to find. And a fabulous view from the bedroom window. The bedroom was spacious and had plenty of hanging/storage space provided in the wardrobe and dressing table.
The lounge/ diner was more than adequate for our needs - the two-seater sofa allowed relaxing in comfort (I'm very short so all sofas are too deep for me) but my husband was very comfortable.
The kitchen was well-equipped and organised and easy to work in, although the only meal we ate there was breakfast.
The bathroom boasted a very good shower and was just large enough to manage comfortably.
We regret having not met the owner, but wish him well for the future. If we were in that part of Cornwall again we would certainly return to Laburnham Annexe. It was so convenient for Eden Project, Lost Gardens of Heligan, Mevagissey and Foy. The pub in Bugle also offered a good meal on our first evening. All in all 100% perfect

Very handy for the Eden project and the Lost Gardens of Heligon, but rather far from St Austell, you definitely need a car and can`t really rely on public transport.

Sofa is dated and could be more comfortable. No baking tray but didn't bother me. Mattress is very soft which gave me back pain but that is because I suffer with back pain and need a firm mattress so personal to me. Others would love a soft mattress.

John the owner was very helpful and told us to get in touch if we needed anything. Unfortunately we didn’t get to travel around much as we were called home for family reasons. We would definitely stay at the annexe again and recommend it to anyone.

"John is a nice man but the accommodation smelt very musty, we had to buy fresh air spray and spray every morning and evening."
There is black mould all around the tiles in the toilet and along some of the skirting board in the bedroom. A large rotter hole in the toilet door frame.
Overall the shower area and the general decoration is out dated.
The sofa is most uncomfortable.
We have noticed that other people have liked the accommodation but not us.
This does not come anywhere near the standard that we have enjoyed in other places that we have booked through you.
Sadly we will have to think twice before we book again through you.

"This cottage was absolutely perfect for me as a single person wanting peace and quiet and wishing to explore the surrounding area which has multiple beautiful walks through the areas where nature has reclaimed former China clay extraction."
Others criticise the standards of furnishings etc. It is very homely, and this undoubtedly reflects the caring character of its owner John. Read the description, look at the photos and check the location on a map. This is not boutique luxury in a tourist centre so don’t book if that’s what you expect. It’s very comfortable if you are relaxed about minor defects. Plus it’s relatively cheap, and it’s quick to get to honeypot coastal areas anywhere in Cornwall via the nearby major roads.
Parking is very easy on the road opposite the cottage which has virtually no traffic apart from adjacent residents. I never attempted the on site parking bay because you’d need someone with you to assist backing out safely. Roscala is a small hamlet of residential properties but the property has unobstructed views from the front bedroom over adjacent countryside. The small side patio is great for morning coffee. I’ve stayed here twice and would return without hesitation.

"We were very disappointed with the cottage; having stayed at many Sykes cottages this was the worst."
The owner John was very welcoming and helpful but the whole cottage is 'tired' The settee and mattress are saggy and need replacing. The cottage felt damp (john was having trouble with the storage heaters and provided 2 very efficient fan heaters which seemed to warm the air but not the fabric of the building - the situation improved as the week went on as we turned the heating up and opened the windows. The bed linen was fine but the heavy cover on the bed smelt sour. The kitchen was small but well equipped (one small grouse - could an extra 2 mugs be provided?) but to say the cottage had a dining space, while true, is misleading, 2 small chairs and a table not much bigger than a skateboard! The bathroom was tiny, only just big enough to function. The 'courtyard garden' was a narrow space down the side of the cottage which didn't get any sun and was therefore dark and damp, not the open area shown on the photo. Rescorla is not a village, it is a street with houses on it - no pub, no shop, these are in Penwithick, a good mile away. And finally the 'off street parking' was on such a steep slope that we scraped the bottom of the car each time we parked, and judging by the marks on the ground we weren't the first.
Thank goodness we had fine, sunny weather and were able to get out each day!
We didn't mention most of this to John as a) nothing could be done about most things and b) he was so pleasant we didn't want to upset him about things he couldn't change.

"We really enjoyed our stay at The Annexe Laburnum."
John was there to greet us and we found the cottage spotlessly clean and very welcoming. The weather was not great during our stay but the cottage is so cosy and comfortable that staying in some mornings/evenings was a pleasure. The kitchen is well equipped, the shower was always hot and the bed ever so comfy! The situation of the cottage is easy access to all parts of Cornwall. We have no hesitation in recommending The Annexe Laburnum for your next visit to Cornwall!

The view from bedroom window is beautiful.
The owners contacted me to ensure that everything was ok with getting settled in and were on hand to answer my questions over where to put rubbish for collection.
Couldn't have asked for nicer hosts.
Although the property is just off the beaten track it is well furnished with everything you could need to ensure a good stay. Lovely quiet setting with views across fields.
I would highly recommend it.

for the rating that was given , should have beenery w ell presented, all rooms where just as discribed and no smells . There was tea , coffee and milk in the fridge which was on ready for us along withe frezzer . We meet the owner about an half hour after arrovl , Very nice couple and was made very welcom would recomend this to anyone and will be back for another visit
Bed was very clean an as was towels ext if i had a moan sofa was a little hard as was the bed BUT nothing will be like home

Inside this St. Austell cottage you can enjoy the beautiful views across the surrounding countryside from the bedroom.
Outside this St. Austell cottage there is a small courtyard garden, where you can relax after a day spent walking the beautiful Clay Trails or the many surrounding footpaths, an afternoon at one of the stunning subtropical gardens in the area, or a sunny day by the sea at one of the many beautiful nearby beaches.
Take a stroll around the harbour at picturesque Mevagissey, with its museum and cafes, or spend the afternoon in quaint Charlestown before enjoying the sublime scenery from the South West Coast Path.
The old market town of St Austell, just a mile or two from the south coast, is famous as the historic centre of the china clay mining industry. Today, its many beaches and its sub-tropical gardens provide plenty to see and do. The wonderful Lost Gardens of Heligan and the Eden Project are perfect for a family day out, and a little further afield Caerhays Castle provides a stunning backdrop to Porthluny Cove. On the edge of town, St Austell Brewery offers tours of the Victorian brewing equipment and a chance to sample the local beer, and for those looking for surf and sand, St Austell Bay has several beaches to choose from - Porthpean, Carlyon Bay, Pentewan, Polkerris - the last offering a variety of water-sports. As well as a small shingle beach, Charlestown, a pretty, historic port, often has wooden sailing ships in the harbour, and is popular as a film location. A little further afield are Fowey and its beautiful estuary to the east and the fishing port of Mevagissey to the west. With lots to do and something to keep the whole family entertained, St Austell is a great year-round destination.
