  Short walk to the lovely village of Hawkshead with plenty of walks from here. Bus runs hourly by cottage to Coniston and Ambleside, and beyond by catching a further bus. Didn't use our car all week. Highly recommend.

  Lots of lovely walks from the cottage. Only 30 minutes walk to Tarn Hows which is lovely in the evening when the crowds have gone. I am seriously considering rebooking for October.

• "As soon as we walked through the door, we felt at home."

  Although small, the cottage had everything we needed on our holiday. It was also clean and comfortable and well-situated for visiting other parts of the Lake District. The WiFi didn't work for the first few days, but we weren't too worried about that. If we could change one thing about the place, it would be the entrance. There was no room to manoeuvre. Our coats got in the way of opening and closing the door and there was nowhere to leave our boots. It could do with a small porch or, failing that, a lockable garden store just outside the property. Small criticism though of an otherwise super property.

• "This was my first time in this cottage but it won't be my last."

  The cottage itself was all that I expected. The walk into Hawkshead is twenty minutes through delightful scenery. Walking from the cottage to Tarn How's is a circular delight and walking into Grizedale Forest to Moor Top from the cottage added to the variety. Highly recommended for the cottage facilities and absolutely ideal location.

• "Enjoyed our time at Larch Cottage."

  We stayed during a “cold snap” but the cottage was warm & cosy. Everything was there for a comfortable stay. It’s in a quiet location and we slept well. Well situated between Hawkshead and Coniston it’s a good base for walking the local fells and Grizedale Forest.

  It was quaint & peaceful, just what was needed after a very busy & stressful year. The cottage is spotlessly clean & so welcoming. There is lots of info too about places to go. Absolutely loved the fire & so did Tanky our dog. He loved seeing the cows appear daily too, although I'm not sure the cow's felt the same way. Lovely touch with the bottle of wine too, thank you.

• "A beautiful cosy cottage with everything you could ask for a comfortable holiday."

  The cottage is situated about a mile outside of Hawkshead and there is a lovely walk across the fields to the pubs/ shops there. The kitchen was well equipped. Bedroom again had everything there. Bottle of wine chilling in the fridge. Perfect.

Our dog was also happy staying here and there was plenty of space for her to relax. The cottage is in a great location being so close to hawskhead village and Ambleside. • "Lovely little cottage."

  Good location for Coniston and Ambleside areas. Had everything you could need. Kitchen was very well equipped. Bed was very comfortable. Nice to have the option of a shower or bath. Only negative is that we don't think it's practical to have the dehumidifier running all the time.

• "Larch Cottage is in a lovely tranquil location with a truly stunning view out the back into the garden with a stream / waterfall running through the owners side and from the bedroom you can see the hills and little lane ."

  It was very tidy and clean . We were a little surprised that there was no welcome pack apart from a bottle of wine in the fridge - a small thing but we would have appreciated some milk , teabags and coffee after a long journey . The other tip we would suggest to the owners would be the addition of a visitors book - there was nothing in the way of recommendations from people for places to visit / best cafes / walks etc Absolutely loved Hawkshead village a couple of miles by road or 1 mile to walk across the fields , Coniston and Grizedale were very accessable . Would recommend this lovely cottage to people that like a peaceful and quiet base

• "A beautiful, cosy cottage, well furnished and equipped with a really comfortable bed, but not very dog-friendly."

  We were grateful that we had taken plenty of throws and towels to protect the carpets and we would have appreciated a room with a hard floor and a door in which to sleep our dog, The bathroom wasn't appropriate as we tend to need to use that during the night. It was, however, very convenient for visiting the south lakes and we had a very enjoyable week.

  Very clean and comfortable. Thank you for the bottle of wine that was waiting for us on our arrival! Only minor criticisms are that the WiFi was very slow, and a spare bin bag would have been handy. Overall though, we really enjoyed our stay at Larch Cottage.

• "We had a great time at Larch cottage."

  It was very clean and well presented. And the bed was comfortable. Lovely location. The only downside was, there was no table and chairs outside. We like our morning coffee outside. On the pictures and in the description, table and chairs are seen and mentioned. Not there in reality. This was the only downside. We will be coming back soon though

  The kitchen is very well fitted and all the equipment makes for an easy break away. The gas fire in the lounge is superb. The area is beautiful and there are a lot of walks to do from the cottage. The atmosphere in Hawkshead is lovely and the pubs are friendly. The weather was awful on our break but that’s the Lake District.

• "Having just enjoyed a week in Larch Cottage we found the accommodation and surroundings conducive to a relaxing and enjoyable stay."

  The property was well maintained and spotlessly clean whilst being well presented with all requirements needed. As a holiday property for two I feel it more than accommodated our requirements and as such allowed us to fully enjoy our holiday. Nowhere was too far away being centrally positioned between Hawkshead, Coniston, and Ambleside and as such it’s positioning enabled us to have a relaxing holiday without being too distant from shops or restaurants etc. Also, the property was ideally positioned for walking from the cottage whilst leaving the car. We have returned from Larch Cottage fully refreshed and as such I would certainly rebook the accommodation for future holidays in the area and recommend the property to others as I already have done.

• "We had an enjoyable stay, the cottage was lovely and clean and it felt comfortable as soon as you walked in."

  The kitchen was small but had everything we could want and more even an empty cupboard to put our groceries in. The cottage is in a quiet hamlet but so near to the Lakes and Hawkshead just a short drive away. I'm on crutches at this time but we found Miles without Stiles nearby and the National Trust (even though we aren't members) loan out a mobility scooter for a donation if you can. The trail you can use it on is lovely, even on a rainy day it was scenic. We had a small issue with the key lock but after talking to the owner a guy turned up in a few mins to fix it. Thankyou for a quiet peaceful stay in your lovely cottage.

• "We had a lovely stay at Larch Cottage."

  It's beautifully decorated throughout. All home comforts have been thought about with care and the cottage is a very comfortable home from home. There are lovely views from the cottage, which looks over the owners garden with a stream running through the garden. The kitchen is well equipped and the inclusion of dishwasher tablets was greatly appreciated. As has previously been mentioned the bath could have done with a bathmat, not sure if this was just forgotten. The other thing to mention is the dehumidifier that the owner asks to keep running. This isn't mentioned in the description. We had enough data but again the description does not mention that there is a data cap and streaming movies may be difficult. Having said that we had no issues watching Netflix or iPlayer. The location of the cottage is perfect. Good walks in all directions. The garden isn't enclosed so our dog could not be let out on his own, but again that wasn't a problem. None of the above really affected the enjoyment of our holiday and we highly recommend a stay at Larch Cottage. We recharged our batteries and would certainly return and have no hesitation in recommending it as a great place stay when exploring and walking the Lake District.

• "First time at this lovely cottage but hopefully not my last."

  Spotlessly clean with pretty furnishings. Dog and I enjoyed the gas stove, particularly after a wet day! Work space a bit limited in the kitchen but still managed. Thank you to the nice lady who came up to adjust the pressure in the new gas CH boiler. Would have appreciated a drying rack which I could stand in the bath for wet walking stuff as didn’t like to drape over the chairs. Look forward to coming again, perhaps next autumn. Many thanks.

  Unfortunately the Wi-Fi was barely useable and also restricted, this should have been highlighted in the listing. It would also have been nice to have some hand soap in the cottage.

• "Larch Cottage is a tiny, beautifully furnished cottage in a cracking spot in Hawkshead."

  It is spotlessly clean with everything you need for a comfortable stay. There is an abundance of walks from the door, so we had no need to use the car at all. I would concur with another reviewer that a larger or reclining sofa would make it absolutely perfect. I would definitely recommend it and would visit again.

  The cottage is perfect with beautiful high end furnishings. Everything we could possibly need was provided including a bottle of wine in the fridge which was very welcome after a long drive! The bed was very comfortable and the shower was powerful, exactly what you need after a hard day walking. The kitchen has everything you need. Our dog settled instantly because Larch Cottage has a lovely homely feel. I would definitely recommend to anyone and will hopefully return in the not too distant future.

  Very well equipped with Laura Ashley furniture and bedding. Gas fire and central heating which was nice and warm on a cold evening. Nice bottle of wine left in the fridge for us. A great little bolt hole for two.
