"Beautifully situated."
Haven for bird watchers. Immaculated presented. Comfortable beds. Fluffy towels. Hand soap and toiletries provided. Great welcome pack. Great parking availability. Not enough work surface in kitchen to prepare meals for 6, but great selection of pots and pans. Sharp knives, but bring your own can opener. Bedrooms a little compact and only 5 hangers per person in wardrobe. Would not hesitate to book again.

"We have stayed at a different property at Waren Mill before."
Apart from providing ready access to Lindisfarne and Bamburgh Castle, if you are a birdwatcher the location is outstanding because many birds are visible in Budle Bay from this property (although the views from the other one were even better!). There is also a small annexe room giving even closer views. The only minus feature is that the estuary can be a bit smelly.
Overall the property was spacious, comfortable and well maintained, good for accommodating friends or family.

"My wife and I had a fantastic week at Bay View although the weather was not that good for the first few days."
The apartment and facilities were amazing with tremendous views accross Budle Bay with Holy Island and Lindisfarne Castle in the distance. The apartment was spotlessly clean and furnished to a very high standard with everything supplied that you could possibly need. Very much a home from home. The apartment information package contained everything needed to ensure that all went well and the recommendations of the owners and previous guests were very useful. The Welcome items of drinks and snacks left for us were a very pleasant suprise and were very generous. We highly recommend this holiday property.

The view across Budle Bay to Lindisfarne Castle from the window seats is just an irresistible draw. The apartment is immaculate and it takes about 1 minute to relax again and settle in. The welcome hamper is a delight. This time we brought 2 friends with us and they also fell in love with it immediately. Always familiar places to go and new ones to discover. Enough said!

Plenty of space for our party of five adults. Comfortable beds and had everything we needed, like a home from home! We enjoyed watching the birds, especially from the little lodge by the water.

"A spacious, modern and well-equipped apartment, with beautiful views of the Bay."
Access was straightforward and parking was easy. Very comprehensive Visitor Handbook. We loved the area and found plenty to do, but it was also good just to sit and watch the bay in various different states of tide. The welcome basket was much appreciated.

"Fabulous place to stay."
Spotlessly clean, warm, comfortable and quiet. The pre-arrival info was accurate and really useful. Netflix came in handy for film nights and the telescope to see Lindisfarne was a nice touch.
It was super easy to get to Alnwick, Bamburgh, Lindisfarne, even the train to Edinburgh. For what we needed this couldn't be better.
BTW Wooler Evangelical Church (about 25 minutes drive) was a friendly, welcoming one for those who like to go tho church whilst on holiday.

"The holiday apartment was extremely well equipped and we were delighted with all the appliances and the extra space we had down stairs."
The beds were very comfy and there was plenty of seating in the living room. The welcome pack was a really lovely touch! We loved the space and the window seats!! The location was perfect and the views changed with the tides, so much wildlife! We loved our week, thank you!

But nothing to be done about that I suppose …..rather long curtains… I had to be careful not to stand on the bottoms causing them to fall down Maybe label keys as we found them a bit confusing A 2nd set of entry keys would have been useful

Welcome hamper was the best we have had.
Clean. V comfortable beds. Good info re washing machine, cooker etc.. and also tourist info and places to eat locally.
The only thing we missed was a bbq.

"Only black mark was the mini-JCB directly outside our bedroom window at 8 am one morning, which was not the fault of the owners, but the management company for the Mill complex."
The owners apologised immediately when we told them. We love Bay View, have stayed every year for several years, and hope to return next year. Really excellent accommodation & location.

"The property is well equipped and nicely fitted out."
We felt that whilst it was clean it was in need of a little TLC. Eg. there were a large number of cobwebs in places from the ceilings.
The one comment I would make is that this property has excellent views but unfortunately there have been external works carried out prior to our visit and the scaffolding had been left up, partially obscuring the views.

"Cleaning was fairly superficial- the bathrooms in particular needed more attention."

Toilet seat was cracked when we arrived and completely broke during our stay. This was quickly dealt with but should have been picked up before our arrival as it was fairly obvious.
On arrival we were given the wrong keys from The Pantry. Cleaners were still there (6pm) so we went straight into the apartment without realising we had the wrong keys. This could have been disastrous- luckily we checked the keys later that evening before we left the building. Basically this meant we had to cancel our pub meal on our first evening as we couldn’t all leave the apartment until the following morning when The Pantry reopened.

"Property is in a great if remote from facilities location, panoramic views now blocked by growing trees so intermitent view depending on time of year."
Whilst the property was clean in general there were a couple of areas that needed attention, ie emptying of bins and cobwebs that had been in place for more than a few hours.Great to see welcome pack from the key holders and Sykes made a very pleasant suprise.

"Bay View is a brilliant location."
The flat is excellent and well-appointed. Clean, and equipped to a high standard. I don't see why one should accept accommodation of a lower standard than one's home, and Bay View fulfills that criterion. I would lay the flat out slightly differently, but it's a minor point. We find Waren Mill to be excellently located to enjoy the Northumbrian coast, it's seafood and produce, the Cheviots and Otterburn, and the south-east Scottish borders. This is why we keep coming back.

"During current Covid restrictions it should be pointed out that you can’t use the communal areas & therefore can not access the property on ground level as we were expecting & why we booked it."

"We had a lovely time, the apartment was clean and well stocked with everything we could want."
The welcome pack was a kind gesture. The apartment suited our multi generation extended family with ground floor access. The only slightly negative comment I would say is the photo of the grounds is a little misleading, it includes the surrounding area outside the apartment grounds which makes it look like the site is bigger than it actually is. This did not affect our enjoyment of the place we were just a little surprised the grounds were smaller than we expected. Thank you.

"Bay View is a terrific flat."
The works to the car park were not at all disruptive. We have enjoyed staying here for several years now, and there really is very little to fault. Even the wifi speed has been improved since our last visit. Cleanliness is excellent and the flat is extremely well equipped. I think this is our fifth or possibly sixth visit, and that says it all, really. Every year, there is some improvement.
A couple of minor points that are really for the management company of the flats. The doors near a way of temporaily securing them open to allow bags to be brought in and out. The addition of a combination key pad on internal doors is welcome from a security point of view, but is a huge nuisance at the beginning and end of a visit. The keypads have been poorly chosen and are difficult to open with full hands. The timed illumination in interior spaces is now inadequate given the extra barrier that needs to be negotiated. There needs to be a way for guests to report faults direct - the light fitting in the common entrance hall had failed: this is clearly not the flat owner's responsibility to fix. The communal gardens badly need some attention. It would be much safer if a mirror was provided to help when exiting the back car park.

"The location of Bay View was excellent as we wanted to walk along the Northumberland Coastal Path and we found it to be in close proximity to the coast and to Bamburgh Castle."

"Bay View, again, was excellent."
The flat is clean, well appointed, light and airy. The new bedding is lovely, and has ended one of our few niggles with the property. The Internet connection/wifi is more stable and therefore better. I don't feel 2Mb is adequate when faster speeds are locally available however. This is a minor issue as the property is great, and we plan to return next year.

"Beautiful location, really nice well decorated apartment, however it had not been cleaned properly before our arrival."
Firstly the floors felt sticky underfoot and our socks turned black. Bath had not been cleaned for a while and even had a used soap bar left behind which they should have noticed had the bathroom been cleaned properly between guests. The oven had baking trays with foil and bits of a previous guests cooking left in, again should have been checked. I could go on. We did overall enjoy our stay, although I'm not sure we would return. ***** Owner Response*****
